Everyone has heard of house flipping.

It sounds like an easy way to make money or even to make a living. Locate houses which have good values but sell at a low prices. They often need some makeup, and this is one reason why they are cheap. Clearly the owner did not care much about his property.

Often such bargains can be found from inheritances, as the previous owner was old and owned the house for many years. He had not made any home improvement for a long time.  The new owner does not care about this house and just want to get rid of it. Whoever buys such a bargain can renovate the house and sell it at a profit. This is standard house flipping.

One of my roommates used to make a living out of house flipping. He told me that for his first deal, he made 7,000 dollars in one minute and he had no money. What he did was he found a nice property for sale and he also found a buyer for that property, even though he was not the owner. So he made  two transactions at the same time (within the same hour). He first bought the property by using his credit card for the deposit, then sold it immediately $7k higher.

This is the ultimate in house flipping and this (normally) never happens. More realistically, let us be honest, you need to do a lot of work to make good money in home flipping. If you are new to all that, beware of all the hidden traps, especially in the current market. This is both a very juicy and very dangerous market.

It is juicy currently because of the housing crisis, which provides a massive flow of desperate sellers who would accept almost any price if they can avoid foreclosure. But it is dangerous because the market is moving fast.

This blog will discuss the current opportunities in the real estate market in the United States.

What??

Yes I know. But remember this famous quote from Baron Rothschild more than a century ago. “Buy when there is blood in the street, even if the blood is your own.” This quote dates from the Panic of 1873. It is aptly chosen as this was also the burst of a speculative bubble. We are a little bit more civilized nowadays, so hopefully blood is meant figuratively only now but originally literally as well.

We have seen the bubble burst in 2008-9 and more and more signs are telling us that it is over for the most part. This recession (17 months and counting) is one of the longest of the past few decades and everything has an end, especially recessions.

Is there a better time to invest in real estate? Probably not. On average prices are at their 2002 levels and there is not much downside left in my opinion.

Easier said than done, and it is still scary to invest in this market, especially if you are rather new to it. Unless you follow a proven system. The key is to only buy at bargain prices properties that have solid intrinsic value. To organize the financing optimally. To use outsourcing for improvements. Etc.
